Selling your home is stressful. Period. If you don't think it is, then you have some serious zen. And if someone is trying to tell you it isn't, well, they're a dirty liar. But, there's hope on the horizon for us homeowners who want to sell–if you follow these easy steps and the wisdom of your Realtor, then you're on your way from open house glory to offer bidding war that will make all of your tweaks prior to listing oh so worth it.

  1. Put your best face forward! Make the outside of your home warm and welcoming. Prospective buyers shouldn't feel like they've walked into a junk yard or a place so sterile they could get lab tests done. Clean the area of cob webs from porch lights and other nooks and crannies and landscape the front yard and plant flowers. A new coat of paint or even a tasteful pop of color and a quality wreath on the front door will go a long way in making a person feel like your house could be an inviting and homey place to hang his or her hat as well.
  2. Clean it up! People have a hard time visualizing making their own home past your mess, or your decor for that matter. Make sure your home shines with the power of a thousand suns, or a least some elbow grease and a mop. Get in every crevasse above and below. Leave no inch of space of your home untouched by sponge or duster. Hire a home cleaning service to lend you a professional hand.
  3. We love our pets, but shockingly, not ever everyone else does. Find another place for them when prospective buyers come by. If you don't have a plan b for their whereabouts, just make sure puppers doesn't leave any gifts behind for someone to step in.
  4. Speaking of pets—they stink. I know this because my kids are good at being cute and talking me into things. Plus, I'm one cat away from being labeled. Get an outside opinion on the aroma of your home. We become immune to our household's smells. So, freshen it up regardless if you have pets or not. Keep the dishes out the sink, the laundry clean, the toilets fresh, and the fires of anything you smoke unlit for a little while (at least at home). It'll keep the noses of the people you're trying to impress, smelling what's best.
  5. Clear out the junk! Get rid of the clutter. Anything unessential to your daily lives or unneeded in the staging of your home has got to go. Totes, toys, toasters—hide it or store it somewhere else. We, as the homeowner, develop a kind of junk blindness to the day-to-day chaos of our homes, which is a good thing; it probably keeps us sane, but strangers see all. So put your stuff away and sell your home faster.
  6. Make needed home repairs! Fix your leaky sink, patch your wall, clean your gutters, and any other home maintenance that needs to be done before a judgmental soul walks through your home in the hopes to buy it for the least amount possible. Don't give them a reason to offer you less than your home deserves!
  7. Updates! You live in the twenty first century, make sure your home does too. The simplest way to achieve this is by changing out light fixtures and plumbing fixtures. Unless they fit with the vintage or retro feel of the home, a quick swap out can be an excellent and relatively inexpensive makeover for your home.
  8. And, as far as lighting goes, be sure that your home doesn't look like a cave for underground trolls. Make it as bright and sunny as possible. Where natural light isn't so great, bring in lighting that does the job. Hire a handyman or electrician if you're unsure of how to install lighting or need to run new electrical. Now is not the time to learn new handyman skills right before you're trying to sell your home in tip top shape.
  9. Neutral is the color like no other when selling a home. You don't need to go a startling white, but a clean and open canvas for a buyer's vision is a great place to start. It is very important any art on your walls is tasteful and, well, think landscapes and fruit still lifes. You may really enjoy that Botticelli like nude, but there a more than a few people who will not quite have the appreciation for art like you do. Also, be sure the size and scale of the art work fits the room and furniture as well.
  10. Your hearth is the heart of your home! Stage your kitchen and dining room! Make it look like your friends are just about to arrive for a lovely meal. If your dinning room is formal, be sure to have a formal dinning room set and dinner wear on display. Same goes for a casual eating area. Let the room's space dictate the style. Flowers are always a nice touch. Buy a pretty arrangement and let everyone enjoy it.
  11. Don't leave your backyard to be the neglected step-sister, because this isn't a fairy tale, and no magical creature will rescue it. Hire a landscaping company if it's too much for you to handle. Make it a place home buyers can imagine BBQs and backyard parties with friends and family. Basically, make it so nice that by the time you're done with it, you'll wonder why the heck you're selling in the first place.
